Bathroom Tile Remodeling in Berlin, CT

Bathroom tile remodels across Kensington, East Berlin and Worthington, a town of single-family homes where the 1950s and the 1990s each left their mark on the bathrooms.

Bathroom tile in Berlin

Berlin's housing has a 1972 median build year, and where a bathroom is opened the framing behind the tile is usually from the 1960s or 1970s.

Berlin counted 8,629 housing units, and only 958 of them were built in 1939 or earlier, so where an old wall is opened it is often the surprise.

Berlin has three water utilities, and where a house sits in one of the fire districts the supply comes from a different system than the town one.

The Worthington Ridge nomination says most buildings there are wood-framed, with brick also present, so a bathroom wall opened in that area usually meets old framing.

Berlin's building department sits at Town Hall, 240 Kensington Road, and where a permit is needed the town takes the application online.

Our base on Lincoln Street is about 9 minutes from a Berlin bathroom, so a quote often follows the first visit rather than waiting.

Bath Remodel · Berlin

Berlin bathrooms: two generations, two different remodels

Berlin bathrooms tend to be one of two rooms. The first is the small hall bath in a 1950s cape or ranch in Kensington or off Farmington Avenue: four-by-four tile, a steel or cast-iron tub, one window. The second is the primary bath in a colonial from the 1980s to the 2000s: a yellowed fiberglass shower next to a jetted tub on a tiled deck that nobody has used in years.

Each asks for a different plan. In the mid-century bath the win is space: take out the tub, build a walk-in shower on a bonded waterproofing system, run the floor tile under a wall-hung vanity so a six-by-eight room feels bigger. In the newer primary bath it is usually a tiled shower in place of the fiberglass unit, and the tub deck turned back into floor or storage. Berlin is nine minutes from our base, so quick site visits are easy.

Not sure how much of this your home needs? Start here: the seven things that move the price of a bathroom remodel It takes five minutes and saves guessing.

In Berlin we remodel bathrooms in porcelain, mosaic and natural stone tile, on full height, wainscot and niche layouts, and we manage the tile side of the job end to end.

Three things we check first in a Berlin bathroom

Behind the fiberglass unit

A 1980s or 1990s one-piece tub-shower was set before the drywall. Removing it means cutting it out, so we check the surrounding wall for hidden moisture and the drain for a clamping ring that can be reused or must be replaced.

Joist direction and span under a new shower

A curbless or oversized shower on a framed floor needs the pan recessed or the joists checked for the extra dead load. In a 1950s cape with 2×8 joists we measure span and deflection before promising a curbless entry.

Exhaust and light before tile

Many mid-century Berlin baths have no fan. We recommend adding one while the ceiling is open. That is electrical work for your electrician, permitted through Town Hall, and it is far cheaper before the tile is on.

Permits in Berlin

Does this work need a permit?

Under the 2022 Connecticut State Building Code (§R105.2), tiling, cabinets, countertops and similar finish work that involves no structural change is exempt from a building permit. Plumbing changes such as a new valve or a moved drain, and any electrical work, are permitted separately by the licensed plumber or electrician who performs them. We tell you which items in your scope apply before work starts.

Frequently Asked Questions

Bathroom Tile Remodeling in Berlin: Questions

No. Daniel and his own crew do the tile work. We do not hand your job to a third-party installer, so the same people who set the tile are the ones in your house every day of the install, and you deal with one company from the estimate through the final clean-up.

Usually yes. The standard tub alcove is 60 by 30 or 32 inches; a tiled shower in that footprint with a low curb or a curbless entry feels far larger than a tub, especially with a linear drain and glass instead of a curtain. We lay it out on the floor with tape before demo so you can stand in it.

Three common ones: replace it with a freestanding soaking tub on a tiled floor, convert the deck into a larger tiled shower, or remove it and gain a linen closet and floor space. The tub deck framing usually comes out easily; the drain location and the electrical circuit for the pump are what we check first.

Everything on the tile side: demolition, substrate repair, waterproofing, setting, grout and silicone, plus the coordination so your plumber and electrician are in and out at the right moments. Fixture supply and installation stay with the licensed trades; we sequence them so the room is open for the shortest possible time.

Tile, vanities and countertops are exempt from a building permit under the 2022 Connecticut State Building Code as long as nothing structural changes. New valves, moved drains, added circuits or an exhaust fan are permitted work for the plumber or electrician through the Berlin Building Department at 240 Kensington Road, which has taken applications online since 2021.

We build the pan, then go over it with a bonded waterproofing membrane such as a Schluter-KERDI style sheet or a liquid-applied one where the geometry calls for it. The membrane runs over the pan, up the walls, around the curb, and over every seam, corner and valve penetration, and we hold a twenty-four-hour flood test before any tile goes down. If a drop moves, we find it while it is still inexpensive to fix.

Only sometimes, and only when the old tile passes the checks: solidly bonded everywhere when you tap it, flat, and structurally sound, with enough give at the outlets, counters and doors to absorb the added thickness. When it fails any of those, tiling over it locks the problem in. On a wet area we almost always take it down to the substrate instead.
