New Britain floors: the framing decides the floor
A tile floor is only as good as the structure under it, and New Britain's structures are old. Under the kitchen floor of a Broad Street three-decker or an East Street colonial there is usually a board subfloor laid diagonally on full-dimension joists, sometimes a second layer of plywood, and often several generations of linoleum and vinyl on top. That floor may be strong, but it moves, it is rarely flat, and boards are not an acceptable base for tile.
So every New Britain floor begins with two checks (how much it flexes under load, against the tile industry's limit, and how far it is out of flat) and then the build-up: old coverings removed, a plywood layer over the boards, an uncoupling membrane such as Schluter Ditra, which lets in-plane movement of the wood happen in the membrane rather than passing it into the tile, and a self-leveling underlayment where needed. In two- and three-family houses we also plan the transitions to the shared hall and keep debris out of the common areas. Our base is six minutes away.

What we check under a New Britain floor
Layers on layers
Old kitchens often have linoleum over plywood over vinyl over boards. We take the floor down to a sound structural layer. It is the only way to know what you have, and it keeps the finished floor from sitting an inch above the next room.
Joist span and condition
Full-dimension 2×8 and 2×10 joists are strong, but notching for plumbing and rot at exterior walls are common. We measure span and check the framing from below where there is access.
Height at doors and appliances

No. Daniel and his own crew do the tile work. We do not hand your job to a third-party installer, so the same people who set the tile are the ones in your house every day of the install, and you deal with one company from the estimate through the final clean-up.
We do not recommend it. Old sheet goods hide what is under them, may be loose, and in pre-1980 homes may contain asbestos that should not be disturbed by sanding. We usually remove the layers down to sound wood or, where an old resilient floor is well bonded and flat, encapsulate it under an uncoupling membrane after testing, and we tell you which approach fits your floor.
Slope is common in pre-1940 houses and is not by itself a problem; a floor that is out of flat is. We fill low areas with a self-leveling underlayment or a mortar screed so the tile lies in one plane. Correcting the overall slope to true level is usually not worth the height it adds at doors.
Not if it is built correctly for the framing. We check deflection first, add plywood where needed, and install an uncoupling membrane between the wood and the tile. The membrane takes in-plane movement of the wood rather than passing it into the tile. Wood-look porcelain planks on a membrane are a durable choice for rental floors.
No. Tiling and similar finish work not involving structural changes or alterations is exempt from a building permit under the 2022 Connecticut State Building Code. If the joists need reinforcement, that is a structural change and we advise on the permit through the City's Department of Licenses, Permits and Inspections at 27 West Main Street before proceeding.
We build the pan, then go over it with a bonded waterproofing membrane such as a Schluter-KERDI style sheet or a liquid-applied one where the geometry calls for it. The membrane runs over the pan, up the walls, around the curb, and over every seam, corner and valve penetration, and we hold a twenty-four-hour flood test before any tile goes down. If a drop moves, we find it while it is still inexpensive to fix.
Only sometimes, and only when the old tile passes the checks: solidly bonded everywhere when you tap it, flat, and structurally sound, with enough give at the outlets, counters and doors to absorb the added thickness. When it fails any of those, tiling over it locks the problem in. On a wet area we almost always take it down to the substrate instead.
