Grout Cleaning & Sealing Done Right the First Time
People search for 'tile and grout cleaning'. What that means here is the grout: cleaning the cement or epoxy joints in your tile, then sealing them so they stay clean. It is grout work, done properly, and it is not the same job as polishing the tile faces. We would rather say that plainly than let you book a service you did not ask for.
Most grey grout that people want gone was never dirty. It was porous. Standard cement grout soaks up water, cooking grease and soap scum, and what comes back out later is the dirt that got in years ago. Mopping cannot get it out, because the soil is inside the joint, not on top of it. Cleaning it takes alkaline cleaner, agitation, and extraction that pulls the slurry back out instead of letting it settle back in.
Sealing is the part people skip, and it is the part that decides how long the job lasts. Grout has to be bone dry before sealer goes on, and sealing over dirty or damp grout locks the stain in permanently. On a floor or backsplash we use a penetrating sealer. It soaks into the joint and lets moisture vapour escape, so your grout keeps breathing and the look does not change. In a shower we use a penetrating sealer rated for wet areas, or we specify epoxy grout, which never needs sealing. We do not put a surface sealer on a shower floor: it wears off with traffic, and it is sensitive to water in the joint while it cures.
If your grout is stained too deep to clean out, there is a middle option before regrouting: color sealing. A pigmented sealer sits on the surface of the joint, evens out the color, and blocks future stains. It is a fraction of the cost of ripping out grout, it lasts about three to five years depending on traffic, and it can be redone without regrouting. We will tell you honestly which one your floor needs, and if the answer is regrout, we will say that too.
Before you book, read the difference between cleaning grout and regrouting it. It is five minutes and it saves guessing.
In New Britain we clean and seal grout, on cement grout, epoxy grout and natural stone, with penetrating or color sealer depending on what the grout actually is.

Frequently Asked Questions
Grout Cleaning Questions, Straight Answers
No. Daniel and his own crew do the tile work. We do not hand your job to a third-party installer, so the same people who set the tile are the ones in your house every day of the install, and you deal with one company from the estimate through the final clean-up.
It depends how deep it goes. If the dark color washes out when you scrub it wet, cleaning and sealing will fix it. If it is black all the way through, the soil is inside the joint and cleaning will only take the surface off. That is a color-seal or regrout job, and we will tell you which before we start.
A penetrating sealer generally lasts three to five years before it wants going over, and color sealing runs a similar three to five years depending on traffic. High-traffic kitchen floors and shower floors are the first to need it again. We will show you how to test a spot: water beads on sealed grout and soaks straight in on grout that has worn off.
A typical bathroom is a day. Larger floors take longer because every coat needs the surface dry before the next one goes on. We do not rush the cure. We measure the actual area at the estimate so the price is per square foot and not a guess from the door.
No. Epoxy grout is not porous, so it does not take a sealer and does not need one. We check what your grout actually is before we quote, because sealing it would be money spent for nothing. Cement grout is the one that needs this work.
It helps a lot, but nothing is zero-maintenance. Sealing slows staining and moisture getting in, which is what mold needs to start. The grout still has to be cleaned regularly, and if silicone has failed at a tub or corner we rebuild that joint. Silicone usually gives out years before the grout does.
