Shower Waterproofing in Middletown, CT
Waterproofed, flood-tested showers for Middletown: pre-war houses near Wesleyan, 1980s colonials in Westfield and South Farms, and the apartment and condo buildings that make up a third of the city's homes.
Shower waterproofing in Middletown
Middletown has 23% of its housing built before 1940, and where a shower is opened for waterproofing the slab and the framing around it are from that era.
Middletown's ground includes Ludlow silt loam and urban land complexes, and where a shower is dug out the soil often sets the base.
FEMA maps put about 10% of Middletown in flood zone AE, and where a shower is over that ground the waterproofing is usually detailed first.
Middletown has 21,644 housing units, and where a shower is in an older building the room is usually measured before the waterproofing is planned.
For waterproofing work in Middletown the Building Division at 245 deKoven Drive looks at the application once the payment is in.
A Middletown waterproofing job is about 18 minutes from our base, so where the shower is opened the membrane and the wall above it are usually quoted together.

Middletown showers: waterproofing for landlords, condo owners and antique-house owners alike
Middletown has three reasons to care about what is under the tile. A third of its homes are in apartment and condo buildings, where a failed shower means a leak into the unit below. The 1980s colonials of Westfield and South Farms are at the age where we start finding mud pans on PVC liners that have failed. And the Victorian and earlier houses around Main Street and the college have frames that move with the seasons, which breaks a shower that was not built to move with them.
The system is the same in each case (a sloped pan, a bonded membrane on walls and floor, every seam and penetration sealed, a twenty-four-hour flood test before tile) but the planning differs. In a condo we notify the neighbor before the test. In a 1980s stall we remove the whole mud pan rather than tile over it. In an old house we correct the floor first so the membrane stays bonded. Middletown is eighteen minutes from our base on the Route 9 run.
Not sure how much of this your home needs? Start here: the five layers behind a shower that lasts It takes five minutes and saves guessing.
In Middletown we waterproof every shower with a bonded system: Schluter-KERDI membrane, pre-sloped pans, curbs and a flood test before a single tile goes down.

What decides the waterproofing plan in Middletown
The unit below
In stacked housing we treat the bathroom floor as part of the wet area: membrane on the floor, sealed at the door threshold, and a flood test the downstairs occupant knows about in advance.
PVC-liner pans from the 1980s
These pans often had no pre-slope, so water sat in the mortar for decades. They are removed to the subfloor; the new pan is pre-sloped, bonded to a new drain flange and tested.
Movement in old frames
In pre-1940 houses we stiffen the floor, use a bonded membrane that tolerates movement, and put silicone rather than grout at every change of plane so seasonal movement does not open a joint.
Permits in Middletown
Does this work need a permit?
Under the 2022 Connecticut State Building Code (§R105.2), tiling, cabinets, countertops and similar finish work that involves no structural change is exempt from a building permit. Plumbing changes such as a new valve or a moved drain, and any electrical work, are permitted separately by the licensed plumber or electrician who performs them. We tell you which items in your scope apply before work starts.

Shower Waterproofing in Middletown: Questions
No. Daniel and his own crew do the tile work. We do not hand your job to a third-party installer, so the same people who set the tile are the ones in your house every day of the install, and you deal with one company from the estimate through the final clean-up.
A bonded-membrane shower (**Schluter-KERDI** or liquid-applied over cement board), a pre-sloped pan bonded to the drain, porcelain tile, epoxy or high-performance grout and a solid-surface curb cap. It costs more than a fiberglass unit once and then survives tenant after tenant without the yellowing, cracking and mold at the seams.
We plug the drain, fill the pan to just below the curb, mark the level and leave it 24 hours with the occupant below informed. Any drop or dampness below means the pan is corrected before tile. The test is documented with photos you keep.
If the leak is at the door or a silicone joint, often yes. That is a repair. If the pan liner or the wall behind the tile has failed, the honest answer is that the wet area has to come out; sealing the grout would only hide it for a season. We tell you which one you have after inspection.
Waterproofing and tile are exempt from a building permit under the state code. The city's Building Division posts its own exempt-work list. Drain and valve replacement is a plumbing permit and any wiring is an electrical permit, filed by the licensed trade with the Building Division at 245 deKoven Drive, where applications are reviewed once paperwork and payment are complete.
We build the pan, then go over it with a bonded waterproofing membrane such as a Schluter-KERDI style sheet or a liquid-applied one where the geometry calls for it. The membrane runs over the pan, up the walls, around the curb, and over every seam, corner and valve penetration, and we hold a twenty-four-hour flood test before any tile goes down. If a drop moves, we find it while it is still inexpensive to fix.
Only sometimes, and only when the old tile passes the checks: solidly bonded everywhere when you tap it, flat, and structurally sound, with enough give at the outlets, counters and doors to absorb the added thickness. When it fails any of those, tiling over it locks the problem in. On a wet area we almost always take it down to the substrate instead.
