Shower Tile · Middletown
Middletown showers: three kinds of building, one standard
Middletown asks for three different showers. Near Main Street and the college the houses are pre-war, with old framing that has to be furred flat before a membrane will stay bonded. In the 1980s colonials of Westfield and South Farms the job is a tired mud pan and mastic-set tile coming out. And in the apartment and condo buildings that hold a third of the city's homes, the shower is built for a landlord or an association, with the unit below in mind.
What stays the same is the system: a sloped pan that is flood-tested before tile, cement board or foam board with a bonded waterproofing membrane on the walls, a niche and bench integrated into that membrane, and a tile layout drawn before the first cut. Middletown is eighteen minutes from our base, on the same Route 9 corridor as Cromwell and Berlin.
Not sure how much of this your home needs? Start here: what actually goes behind shower tile It takes five minutes and saves guessing.
In Middletown we set porcelain, ceramic, mosaic, glass and natural stone shower tile, on an offset layout, stacked, brick-set or herringbone, over a bonded waterproofing system.

Middletown walkthrough: what changes the plan
Showers above another unit
In an apartment or condo the pan gets a 24-hour flood test with the neighbor notified, the membrane is carried onto the bathroom floor, and we confirm the building's rules on work hours and debris before scheduling.
1980s mud pans
The stall showers of that decade sit on a mortar pan with a PVC liner and often no pre-slope. We remove the whole pan and rebuild it with a sloped base and a bonded system rather than tiling over a pan that has already lived its life.
Old-house structure
Near Wesleyan and downtown we check the joists under the shower for notching and rot, correct deflection, and add blocking before the pan goes in. The floor has to be right for the waterproofing to stay bonded.
Permits in Middletown
Does this work need a permit?
Under the 2022 Connecticut State Building Code (§R105.2), tiling, cabinets, countertops and similar finish work that involves no structural change is exempt from a building permit. Plumbing changes such as a new valve or a moved drain, and any electrical work, are permitted separately by the licensed plumber or electrician who performs them. We tell you which items in your scope apply before work starts.

Shower Tile Installation in Middletown: Questions
No. Daniel and his own crew do the tile work. We do not hand your job to a third-party installer, so the same people who set the tile are the ones in your house every day of the install, and you deal with one company from the estimate through the final clean-up.
Yes, and we plan them for the building: association or landlord approval and insurance paperwork first, protected hallways, sealed debris removal, and a full-floor membrane over any unit below. A standard apartment shower rebuild takes about a week of tile-side work, sequenced with the plumber.
Yes. We open the floor at the drain, inspect the joists, and correct any notching or sag before building the pan. A bonded membrane keeps the waterproofing continuous, movement joints at the corners take the seasonal movement of an old frame, and we choose tile formats that suit both the room and the house's age.
They are the same crew and the same system. The waterproofing page goes deeper on the membrane, pan and flood test; this page is about the tile work: layout, cuts, niches, benches and finish. Every shower we tile gets the full waterproofing build underneath; we do not tile over an unproven pan.
Tile is exempt from a building permit under the state code, and the city's Building Division publishes its own 'work exempt from permits' sheet. Drain, valve and electrical changes need permits through the Building Division at 245 deKoven Drive, filed by the licensed trade; applications there are reviewed only once payment and paperwork are complete, so we raise permit items early.
We build the pan, then go over it with a bonded waterproofing membrane such as a Schluter-KERDI style sheet or a liquid-applied one where the geometry calls for it. The membrane runs over the pan, up the walls, around the curb, and over every seam, corner and valve penetration, and we hold a twenty-four-hour flood test before any tile goes down. If a drop moves, we find it while it is still inexpensive to fix.
Only sometimes, and only when the old tile passes the checks: solidly bonded everywhere when you tap it, flat, and structurally sound, with enough give at the outlets, counters and doors to absorb the added thickness. When it fails any of those, tiling over it locks the problem in. On a wet area we almost always take it down to the substrate instead.
