Avon large format: newer slab construction, and the weight that comes with it

Nearly half of Avon's homes were built after 1980, on slabs, in the years when 24 by 24 porcelain and then 24 by 48 slab started showing up in kitchens instead of the 6 by 6 everybody had before.

The weight is the whole problem. A 24 by 48 sheet needs two people and suction tools to position it. Put that weight on a floor with any flex in it and the tile does not move with the floor. It cracks, usually at a corner first, sometimes straight across the face.

Every large format job we are called out to has the same cause: a floor that looks flat enough to be fine and is not. That is the part we measure, and it is why we quote the substrate before we quote the tile.

So the work happens before the tile is opened. We check the substrate across the whole plane, not one corner. Where it is out, we grind it down, build it up, or bring the whole area to one plane with self-leveling compound, then let it cure fully.

Then the tile goes down in full-bed large-format thinset, combed one way and back-buttered. Grout joints are sized to the real facial-dimension variation of the sheet, not the tightest one in the box. We quote the substrate work up front, because that is the part that decides whether the tile is still good years later.

Avon is one of the further towns on the route at about twenty-seven minutes, and it is where we get the most calls for oversized tile.

Not sure how much of this your home needs? Start here: how a subfloor is prepared before tile goes down It takes five minutes and saves guessing.

In Avon we set large format porcelain and natural stone tile, on a true linear lay, a bond or a herringbone layout, with the right setting material and leveling clips so the flatness holds.

Before we quote a large format floor in Avon

How flat is the substrate, really?

We run a straightedge and level across the whole plane, not a spot check in a corner. Avon's newer slab construction is usually good, but renovations over a crawl space or a garage conversion often are not. That measurement is what tells us whether this is a one-day set or a leveling job first.

What is the actual tile, and how much does it vary?

A 24 by 48 porcelain sheet varies more across its face than a 6 by 6 does, and it varies within a single box. We size the grout joint to the tile in front of us rather than to the smallest one we saw in the sample. Forcing a tight joint on a warped sheet is what puts the corners out of plane, and it looks wrong long before it fails.

Full coverage, or spot setting?

At this size, partial coverage under the sheet is not good practice. Voids under a slab are where cracks start, usually at the first edge that takes a load. We comb full-bed at a higher trowel gauge and back-butter the other direction so there are no voids to crack into.

Can this go over the existing floor?

Sometimes. If the old floor is solid and well-bonded and we can get the surface flat enough after correction, we will consider it. If it sounds hollow or moves, we would rather remove it. Setting a heavy tile on a flexing base is how you end up paying for the same job twice.

Permits in Avon

Does this work need a permit?

Under the 2022 Connecticut State Building Code (§R105.2), tiling, cabinets, countertops and similar finish work that involves no structural change is exempt from a building permit. Plumbing changes such as a new valve or a moved drain, and any electrical work, are permitted separately by the licensed plumber or electrician who performs them. We tell you which items in your scope apply before work starts.

Frequently Asked Questions

Large Format Tile Installation in Avon: Questions

No. Daniel and his own crew do the tile work. We do not hand your job to a third-party installer, so the same people who set the tile are the ones in your house every day of the install, and you deal with one company from the estimate through the final clean-up.

More than most people expect, and that is the honest answer. If the substrate is already flat and accessible, the setting is quick. If it needs grinding or self-leveling, that is the bulk of the time, and the self-leveling compound has to cure before tiling starts. We measure the actual condition at the estimate and give you a written schedule with the days we need.

Yes. A larger trowel gauge and complete coverage under the whole sheet, which usually means combing in one direction and back-buttering the other. Partial coverage is not good practice at this size. That also means a wider joint is normal on large format, not a sign of sloppy work.

It depends entirely on what is under the old tile. If the old floor is solid, well-bonded and we can get the surface flat enough, we will consider it. If the old tile moves or sounds hollow, or the plane is too far off to correct without a lot of work, we will tell you the demolition has to happen. Avon does not have a permit requirement for the tile itself under the 2022 Connecticut State Building Code, so the question there is purely whether the base will hold.

Not for the tile itself. Tiling and similar finish work not involving structural changes or alterations is exempt from a building permit under the 2022 Connecticut State Building Code. Moving or adding a drain, or running new wiring, is permitted work done by that licensed trade through the Town of Avon Building Department at 60 West Main Street, which is open Monday to Friday 8:30 to 4:30 and takes applications online. We flag any permit items before work starts so nothing stalls mid-job.

Every job we do carries a 1-year written workmanship warranty. Our HIC number, #0706534, is in the state HIC lookup. Dmtilellc is registered and insured in Connecticut, and we are rated five stars on Google. The estimate is free, and we will tell you honestly if your floor needs something other than what you called about.

Generally anything 15 inches on a side or longer counts as large format under the tile standards: 24 by 24, 24 by 36 and 24 by 48 porcelain slab are the sizes we get asked about most. It is a separate skill because of the weight and the handling. A big sheet needs two people, proper suction-cup tools, and a substrate flat enough to set it on without the corners lifting as it is positioned.
