Rocky Hill kitchens: colonials, split-levels and a lot of condos
Roughly four in ten Rocky Hill homes are in a townhouse or a building of five or more units, one of the highest shares of any town we serve. Most of those are rented apartments rather than condos, and those kitchens have not been touched since the buildings went up in the 1980s: a four-inch laminate lip, a soffit and a fluorescent box light. The rest are mostly in the colonials and split-levels off Cold Spring Road, Elm Street and the Silas Deane corridor, built from the 1970s through the 90s and refreshed once since.
That mix shapes the work. In a condo kitchen we work within the association's hours, protect the hallway, and plan a backsplash that brings a dated kitchen up to date without a full renovation. In the single-family kitchens the backsplash is usually the finishing step behind new counters: full height behind the range, pattern centered on it. Association requirements
We ask for the condo's contractor rules before scheduling: insurance certificates, hours, elevator or hallway protection and where debris goes. A backsplash is a one- or two-day job, and it should not create a letter from the board.
Soffits and box lights
If the soffit and fluorescent box are staying, the tile finishes at the underside of the uppers with an edge trim; if they are coming out, that carpentry and electrical work happens before us.
Counter movement
Laminate and quartz counters on 1980s cabinets can move slightly. The joint between counter and tile gets color-matched silicone, not grout, so it flexes instead of cracking.

The counters and floor are masked, the sink stays available except while we tile around it, and we cut with dust extraction. Day one we set the tile, day two we grout and clean, and each evening the kitchen is back in service.
