Tile Repair & Grout Work in Glastonbury, CT
Tile repair, regrouting and recaulking in Glastonbury: cracked grout in 1980s and 90s primary baths, loose floor tile in open-plan kitchens, and failing silicone at tubs and counters, from Curtisville to South Glastonbury.
Tile repair in Glastonbury
Only about 8% of Glastonbury's housing was built before 1940, and where a grout line has moved the cause is usually in the slab or the framing.
The Glastonbury district is mostly frame, 14 of its buildings brick or brick faced, and in one of them a repair usually finds the movement in the wall.
Curtisville has been on the National Register since 1992, and where a repair is called in that village the framing is usually checked first.
Glastonbury's soil map shows Saco silt loam that is frequently ponded, and where a floor is opened on that ground the base usually needs more care.
A Glastonbury repair permit goes to Building Inspection at 2155 Main Street, and the town website has current filing information.
A Glastonbury repair visit is about 28 minutes from our base, and where a cracked line is reported the job is usually booked within the week.

Repair & Grout · Glastonbury
Glastonbury repairs: 1980s and 90s bathrooms reaching the age of maintenance
Glastonbury's houses are large, owner-occupied, and mostly built from the 1970s onward, and the repairs that profile produces are predictable: the primary-bath shower from the original build with grout cracking at the floor line and in the corners; a tiled tub deck that leaks at the wall; a kitchen floor over a long open-plan span with a few cracked tiles; and silicone joints at counters and tubs that have gone black.
Most of those are legitimate repairs (regrout, recaulk, replace a few tiles, reseal) and we do them in a visit or two. The exception is the shower pan. A 1980s or 90s mud pan on a PVC liner has a working life, and cracked grout at the bottom of the shower is often the first sign it has ended. We check before regrouting, because sealing over a failed pan hides the damage and does not stop it. Glastonbury is about twenty-eight minutes from our base; we group repair visits there with other Glastonbury work where we can.
Not sure how much of this your home needs? Start here: how to tell a grout problem from a substrate problem It takes five minutes and saves guessing.
In Glastonbury we repair cracked, loose and lifted tile, and regrout with cement or epoxy, matching the existing field, the bond pattern and the grout joint width.

Glastonbury repair checks
Bottom course of the shower
Hollow or loose tile in the lowest course, a musty smell or efflorescence at the floor joint point to the pan, not the grout. We test before we regrout.
Cracks across an open floor
A straight crack through several tiles over a long span or an I-joist floor is movement. Replacing the tiles without addressing it means replacing them again; we assess deflection first.
Silicone, not grout, at movement joints
Tub, counter and corner joints are cut out and re-siliconed with a color-matched product rather than regrouted. The original builder often grouted them, which is why they cracked.
Permits in Glastonbury
Does this work need a permit?
Under the 2022 Connecticut State Building Code (§R105.2), tiling, cabinets, countertops and similar finish work that involves no structural change is exempt from a building permit. Plumbing changes such as a new valve or a moved drain, and any electrical work, are permitted separately by the licensed plumber or electrician who performs them. We tell you which items in your scope apply before work starts.

Tile Repair & Grout Work in Glastonbury: Questions
No. Daniel and his own crew do the tile work. We do not hand your job to a third-party installer, so the same people who set the tile are the ones in your house every day of the install, and you deal with one company from the estimate through the final clean-up.
We can, but first we check whether the pan has failed: hollow bottom tiles, a smell, staining on the ceiling below. If the pan is sound, we regrout the field, re-silicone the corners and floor joint and seal. If it is not, regrouting would only hide the problem for a season and we will tell you what the shower actually needs.
Usually deflection: a long span or an I-joist floor flexing more than tile tolerates, or a subfloor seam under the crack. We can replace the tiles, but we also check the framing and suggest a fix (blocking, a stiffer subfloor, or an uncoupling membrane when the floor is redone) so movement in the floor is not driven into the tile.
Yes. The old material is cut out, the joint cleaned of residue and mold, dried and refilled with a mold-resistant 100 percent silicone matched to the grout or the counter. It is a short visit and one of the best-value repairs there is.
Yes. We follow the association's contractor rules and hours, protect the hallways and, if the repair involves a shower over another unit, we check for leaks below before and after. Most repairs are a single visit.
