Tile Repair & Grout Work in Farmington, CT
Tile repair, regrouting and recaulking in Farmington: original 1980s bathrooms in the Route 4 colonials and the town's townhouse communities, and sensitive repairs in the antique homes of the Historic District and Unionville.
Tile repair in Farmington
About 64.8% of Farmington's housing is detached houses, and where a grout line fails in one the repair is usually read from the movement in the floor.
The January normal at the Hartford Bradley station is 27.1 degrees with 14.2 inches of snow, and where a floor is frozen the grout often cracks first.
Farmington has two historic district commissions, one of them for Unionville, and where a repair is in that area the local rules are usually checked first.
The Farmington soil map counts 280 map units in hydrologic group B, and where a floor is opened the soil under it usually decides the base.
Where a Farmington repair needs a permit, the paperwork is read by the building department at 20 Monteith Drive, and the town no longer accepts blanket permits.
A Farmington repair visit is about 19 minutes from our base, and where a line has cracked we usually book the visit inside the week.

Repair & Grout · Farmington
Farmington repairs: the 1980s bathrooms are due
The 1980s and the years since were Farmington's biggest building stretch, and forty-year-old bathrooms have a predictable list of complaints. Grout cracking at the shower floor and in the corners, a tub deck leaking where the tile meets the wall, silicone gone black, and the odd tile popping off a mud pan curb. In the town's townhouse communities the same bathrooms sit above a neighbor, and a small leak becomes an association matter.
Our Farmington repair visits are about doing the right amount of work: regrouting and re-siliconing showers that are sound, replacing damaged tiles with matches, resealing floors, and testing a shower pan before we seal over a symptom of its failure. In the Historic District and Unionville, repairs to old mortar-bed floors and walls are done with matching period tile where we can find it and with care for plaster that does not forgive a heavy hand. Farmington is about nineteen minutes from our base.
Not sure how much of this your home needs? Start here: how to tell a grout problem from a substrate problem It takes five minutes and saves guessing.
In Farmington we repair cracked, loose and lifted tile, and regrout with cement or epoxy, matching the existing field, the bond pattern and the grout joint width.

Farmington repair checks
Shower pan before regrout
Hollow bottom tiles, a musty smell or staining below the bathroom point to the pan. We test rather than assume, because a regrout on a failed pan wastes your money.
Tub decks
Leaks at a tiled tub deck are usually at the deck-to-wall joint, which should be silicone. We cut it out, dry it, re-silicone, and check whether water has already reached the deck framing.
Antique-house tile
Period mosaic and 4×4 are matched from reproduction and salvage sources; loose tiles on old mortar beds are reset only if the bed is dry and sound.
Permits in Farmington
Does this work need a permit?
Under the 2022 Connecticut State Building Code (§R105.2), tiling, cabinets, countertops and similar finish work that involves no structural change is exempt from a building permit. Plumbing changes such as a new valve or a moved drain, and any electrical work, are permitted separately by the licensed plumber or electrician who performs them. We tell you which items in your scope apply before work starts.

Tile Repair & Grout Work in Farmington: Questions
No. Daniel and his own crew do the tile work. We do not hand your job to a third-party installer, so the same people who set the tile are the ones in your house every day of the install, and you deal with one company from the estimate through the final clean-up.
It depends on the pan. If the bottom tiles are solid, there is no smell and no staining below, we regrout, re-silicone the floor-to-wall joint and corners, and seal, which is good for years. If the pan has failed, regrouting hides the problem; we tell you honestly and quote the rebuild.
Often yes. The deck-to-wall and deck-to-tub joints are cut out and re-siliconed with a color-matched, mold-resistant product. If the deck top has been wet for a long time and the tile is loose or the framing soft, that section is rebuilt with a proper waterproofing layer.
Yes. We follow the association's contractor rules, keep to its working hours and, for a shower over a neighbor, check below for signs of water before deciding between a repair and a rebuild. Most repairs are one visit.
Usually. We lift the broken pieces carefully, source matching or near-matching period tile, and set them with a compatible mortar and a grout matched to the aged original. Plaster and wide-board substrates get a light touch; the aim is a repair that disappears rather than a bright patch.
