Grout Cleaning & Sealing in Glastonbury, CT

Grout cleaning and sealing in Glastonbury's large two-story colonials and custom contemporary homes, across the Center, South Glastonbury and the Hebron Avenue corridor, where porous joints are the reason a floor looks dirty.

Grout cleaning in Glastonbury

Only 8% of Glastonbury's housing went up before 1940, and 43% came after 1980, so most of the grout here is old cement that has taken on water.

In the Glastonbury historic district the nomination lists 81 frame structures and 14 brick, and where grout is failing in those houses the wall behind it is old.

The Glastonbury soil map lists Saco silt loam that is frequently ponded, so where a floor holds water the grout is wet from below too.

The nearest long record station puts the January daily low at 20.3 F, so grout in an unheated room is often worked hard every winter.

Routes 2, 3, 17, 83, 94 and 160 run through Glastonbury, and where a house sits off one of them the visit is usually booked around the traffic.

A grout visit in Glastonbury is usually booked as a block: the drive from our base is about 28 minutes and the floor has to be clear.

Grout Cleaning · Glastonbury

Glastonbury grout goes dark because it is porous, not because it is dirty.

Cement grout is porous by design. It drinks in water, cooking grease and soap scum, and what comes back out later is the soil that got in years ago. Mopping never lifts it, because the dirt is inside the joint rather than sitting on top of it.

Cleaning that out takes an alkaline pre-treatment to break the soil loose, agitation with a stiff brush to work it, and extraction that pulls the dirty slurry back out.

Rinse-and-wipe leaves the soil in the joint, which is why floors that get scrubbed every month still look the same in a year.

Then the grout has to dry completely, a day or two, before any sealer goes on. Sealing over damp or dirty grout locks the stain in, and you have made it worse than when you started.

Glastonbury is one of the further towns on our route at about twenty-eight minutes, and 83% of its homes are owner-occupied. These are usually whole-floor jobs in kitchens, sunrooms and baths rather than a single patch.

We measure the real square footage at the estimate, quote per foot, and tell you plainly whether your grout needs cleaning and sealing or whether the honest answer is regrouting.

Three quarters of Glastonbury's homes are detached and owner-occupied, and most were built between 1950 and 1980. That means a lot of original cement grout laid into floors, kitchens and baths that are now decades into service.

Not sure how much of this your home needs? Start here: the difference between cleaning grout and regrouting it It takes five minutes and saves guessing.

In Glastonbury we clean and seal grout, on cement grout, epoxy grout and natural stone, with penetrating or color sealer depending on what the grout actually is.

What we check before quoting a Glastonbury grout job

Is your grout cement or epoxy?

Epoxy grout is not porous and does not need sealing. We check what is actually in the joint first. Sealing epoxy is money spent for nothing, and we would rather tell you that at the estimate than after a day of work.

How deep does the stain go?

If the color washes out when the joint is scrubbed wet, cleaning and sealing fixes it. If it is dark all the way through, the soil is inside the grout and cleaning will only take the surface off. That is a color-seal or regrout job, and you should know which before we quote.

Where is the failing silicone?

In a Glastonbury shower, black grout is often not the real problem. Failed silicone at the tub-to-wall or corner joint is, and it is what lets water behind the tile in the first place. We rebuild those joints in color-matched silicone as part of the same visit.

Permits in Glastonbury

Does this work need a permit?

Under the 2022 Connecticut State Building Code (§R105.2), tiling, cabinets, countertops and similar finish work that involves no structural change is exempt from a building permit. Plumbing changes such as a new valve or a moved drain, and any electrical work, are permitted separately by the licensed plumber or electrician who performs them. We tell you which items in your scope apply before work starts.

Frequently Asked Questions

Grout Cleaning & Sealing in Glastonbury: Questions

No. Daniel and his own crew do the tile work. We do not hand your job to a third-party installer, so the same people who set the tile are the ones in your house every day of the install, and you deal with one company from the estimate through the final clean-up.

No. Cleaning and sealing are maintenance on existing tile. Nothing structural changes and no new work is installed. If the job turns into regrouting, or if plumbing has to move, that is separate work permitted through the Town of Glastonbury Building Inspection and Zoning at Town Hall, 2155 Main Street, Glastonbury. We tell you before work starts if anything in your scope crosses that line.

A penetrating sealer on a dry floor or a backsplash generally lasts three to five years before it wants reapplying. A shower floor or a high-traffic kitchen floor wears out first, so there we tell people to reseal every one to two years. A quick test: put a few drops of water on a joint. Sealed grout beads it, grout that has worn off drinks it straight in.

Often, yes. A pigmented sealer sits on the surface of the joint, evens out the color and blocks future stains, at a fraction of the cost of removing and replacing grout. It is the right call when the joints are intact but permanently stained. If the grout is cracked, crumbling or missing, regrouting is the only thing that fixes it, and we will say so rather than sell you a coating over a problem.

The warranty on the work is 1 year, in writing. We are a registered and insured Connecticut contractor. CT HIC #0706534, verifiable through the state HIC lookup, and we are rated five stars on Google. Estimates are free, and if your floor needs regrouting rather than a clean and seal, we will tell you that before we start.

We price it per square foot after measuring the area, because that is the only honest way. The condition of the grout and the size of the job both move it. Cleaning and sealing together is usually a fraction of what regrouting costs, and it is the right call when the tile itself is sound. Call and we will come out and give you a written number.
